Registration Of Right To Benefit / “Mosataha”

It is a contract under which a beneficiary is entitled to utilize a real estate belonging to others and benefit from it during a period of not less than 50 Gregorian years or a contract made by the owner of a vacant land with an investor thereto who shall have the right to possess the land and construct any buildings or plant it during a specific term.

Required Documents

  • For Individuals: The original ownership certificate or title deed and site plan, Proving the identity of the customer or his representative legally, Clearance of sanitation, Usufruct contract legal certification, Musataha contract is legal notarized, Objection certificate from the developer of the real estate unit.
  • For Businesses: The original ownership certificate or title deed and site plan, Proving the identity of the customer or his representative legally, Establishment contract and commercial license for institutions and companies., Usufruct contract legal certification, Musataha contract is legal notarized, Objection certificate from the developer of the real estate unit., Clearance of sanitation.

Service Fees

  • 1% of the "Mosataha" Contract allowance for the registration of the right for "Mosataha".
  • AED 350 issuance of a certificate of right for "Mosataha".
  • 1% from the total value of the contract for the usufructuary right.
  • AED 350 issuance of certificate of the usufructuary right
  • AED 350 fees for issuing of ownership certificate or title deed
